Concrete repair
This summer we finished the concrete repair to the consoles of the galleries and balconies.
This was necessary because damage had been found in various places. The VvE has
commissioned the company Improve to repair it. The work has been completed. Because it is
such a large project that involves a lot of money, we asked an independent concrete expert
to inspect the repairs. This inspector has now reported and concluded that the work has
been done well. A few small points have been updated and the project is closed.
We will have the condition of the concrete inspected every 2 years.
Accessibility
We have a nice flat, but we don't always get in easily. Or just too easy... The front door
sometimes does not open, or no longer locks, the bell does not work, the door opener
refuses service or the elevator is stuck. There are also all kinds of obstacles that must be
taken for people in a wheelchair or with a pram. All these are things that hinder accessibility.
We spend a lot of money and energy on repairs that solve the problems temporarily, but not
structurally. All sections of Kleiburg are struggling with this, as it turned out at a 4-sections
meeting between the boards of sections 1 to 4. Solutions must therefore be found and
applied throughout Kleiburg. That is why we propose to set up a Kleiburg-wide committee
that will investigate the possibilities of improving the accessibility of the flat. We are thinking
of the quality of front doors and closers, the choice of locks and/or tags, better doorbell
panels, threshold assistance. We are looking for members for this committee; at least one
representative per section.

Heating
It's autumn again and that means the heating season is starting. After a summer of relative
stagnation, the Ferroli may be resisting. Under no circumstances should you work on the
device yourself. We have had bad experiences with this in the past. For example, refilling
with tap water yourself can lead to corrosion in the pipes and cause leaks. That is why we
have a permanent maintenance contract with the company Calora, which has been
maintaining our heating system satisfactorily for years.
If the heating does not work, or if you do not have hot water, report this to the manager via
Twinq or by telephone. The manager then quickly calls in our regular maintenance
technician. Costs of normal repairs due to wear and tear, etc., are for the VvE. The costs of
repairs caused by the intervention of the owner/occupant are passed on to the owner.
Sustainability
In times of increasing energy prices, everyone is aware of the importance of low energy
costs. Not only for now and the coming months, but also for the coming years. We strive for
a well-maintained flat with good heating, good cooling and economical installations.
All these things receive a lot of attention from the government and from the municipality of
Amsterdam. But there is also an important role for the residents themselves. In our section,
a committee was recently started that will deal with the possibilities of energy efficiency and
sustainability. A course has been taken by the Municipality of Amsterdam to help VVE start
up sustainability. In addition, we are in contact with the residents in the other sections of
Kleiburg to learn from each other and possibly also tackle improvements together.
If you have ideas about this and want to think about how we can tackle this properly: sign up

Waste – together we keep our neighbourhood clean
Litter around our flat and in the neighbourhood is an annoyance for many residents. It gives
a run-down appearance, attracts vermin and is bad for the environment. We can prevent
many of these by following a few simple rules:
1. Use the waste containers at the flats. There are containers for glass, paper,
cardboard and ordinary household waste in various places around the flat. Do not
put waste or items next to the containers, but in them!
2. Bulky waste: furniture, mattresses and other large items that do not fit in the
container are collected by the municipality. Only put bulky waste in the designated
place on Wednesday evening from 19:00. It will then be picked up on Thursday
morning. Don't put it in this place until Wednesday night to prevent it from becoming
a landfill.
3. Not everything is bulky waste. Construction and demolition waste, paint and other
chemical waste and electrical appliances may not simply be disposed of with bulky
waste. Take these items to a recycling point:
Recycling point Meerkerkdreef. In Amsterdam-Zuidoost you can hand in many types
of waste for free at the municipal Recycle Point at Meerkerkdreef 31.
https://www.amsterdam.nl/afval/spullen-wegbrengen-naar-een-recyclepunt/
4. Cardboard should always be put in the paper container. If you put cardboard boxes
at the bulky waste, you risk a high fine.
5. Report waste that has been placed incorrectly. Do you see dumped waste, a full or
broken container or other rubbish on the street? Report it to the municipality of
Amsterdam. This can easily be done via amsterdam.nl/melding-doen, via the
Amsterdam App or by telephone on 14 020. Indicate the location as precisely as
possible. The sooner a report is made, the sooner the municipality can start working
on it.
6. The WhatsApp group SchoonHartvdKbuurt is active in the K-buurt. Through this
group, residents are committed to a cleaner neighbourhood. They identify and report
waste and organize joint clean-up actions. Do you want to participate or stay
informed? Sign up via www.bit.ly/schoonkbuurt.
7. In addition, joint clean-up campaigns are regularly held. These are announced via
flyers and posters in the flat.
